Reserving your accommodation
It all starts with a registration on our website. Once successfully registered, you will receive your username and password and will be able to log in on your APV platform. Here you can read information, documents and guides. In addition, you can already fill in all your personal information and upload an identification document. Once you have registered, the ball is in our court, and we will try to come up with a customized housing offer as soon as possible. Depending on the exact period of the year, it could take longer or shorter to receive the offer - a reason for this could be, for example, us still inventorizing the availability for the next term.
Please note that the registration on our website does not guarantee you a reserved housing option.

We are available 7 days per week and have physical walk-in locations close to every accommodation building.

The housing subsidy is given by the Dutch government to students living in a studio or apartment.
The requirements here are as follows;
- Your accommodation must be a studio or apartment, meaning that you have to have your private kitchen, shower, toilet, house number and entrance door.
- You must be officially registered at the address of the housing
- You must be 18 or older.
- You must have a low work-related income (below €12000 per year)
To keep it short, if you are a student who has reserved a studio and you are 18 or older, you will most likely be eligible for the housing subsidy.
The application all starts with you arriving and registering at your address. Such registration can be done at city hall, with a pre-scheduled appointment. We will help you with the remainder of the steps at our office.
Let us know what your concerns are. We can come up with an instant solution in case availability allows us to. Otherwise, we can relocate you at the start of the next study term.
This is a manual process that we do to make sure that we have observed all the variables and details. Of course, the first criterion is gender - you will always be matched with a roommate of the same gender. Secondly, we look at criteria such as study programme, age, origin, etc.
Once the matching process is completed and we have found a roommate for you, we will make sure that you both have each other's email addresses. This will happen approximately a month before your arrival.
Our rental agreements follow the terms of the HZ University of Applied Sciences. As a new student, you will most likely receive an offer for one year. Later you can extend this by either another year or six months.
We will make sure that the room is ready for you at the start date of your rental agreement - and the housing will be yours till the last day of such agreement. The rental agreement is therefore leading when it comes to your payment obligations to us, the rent must be paid for the months that are included in your rental period.
The answer is yes! We are a flexible organization and we try to fit your needs as well as we can. We know that choosing your higher education is a hard and stressful process; thus we are open to working alongside you!
For the autumn intake starting in August - we offer a 100% free cancellation up to and including the 1st of June!
Should you need to cancel after such date - then inform us as soon as possible and we will do our best to help for as much as we can.
So we sent you an offer, you have read the conditions and you want to proceed with booking your accommodation.
To secure your offer, two steps must be taken. Firstly, you will be asked to pay the safety deposit of your room/studio (read more about payments and deposit above, in the chapter “Rent and deposit for your APV room”). Secondly, you will have to sign your rental agreement - this is done via your online portal in the section “My agreements”.
Beware of the deadline! All of our offers have an expiration date - make sure to complete the two steps before the indicated deadline.
Should you have completed the reservation process in good order - then your housing is taken care of, and we will be expecting you. 
 

Firstly, do not file additional registrations, this will not help. 
If you have registered in good order and received your login details for the APV platform, then there are no further steps needed from your side. Sometimes formulating an offer takes longer, and perhaps, if you registered late, it might be that we are fully booked.
 
We do not charge any commissions or registration costs.
Given the huge pressure on the student housing market, our advice is to start as early as possible. For example; if you are willing to start your stay for the autumn intake (August) our advice is to have your booking secured no later than March of that year. Of course, chances are that we can still help you even after, but our availability will be then limited, thus you will not have much choice - in the worst case we might not have any availability at all.
Rent and deposit for your APV room
Paying your rent is only possible through the APV personal portal.
You can visit the “My stay” page in your APV Portal to pay your rent. Here you will find a summary of your reservation and an overview of the payments. From the drop-down menu, you can choose between different payment options: bank transfer, iDeal, Visa, Maestro, MasterCard, Sofort, and PayPal.
Finally, it is also possible to pay the rent in cash at our offices.
As explained, the portal provides different payment options through a drop-down menu, here is a short description of them:
-Wire Transfer: this is a normal bank transfer that you would have to do through your Online/Mobile Banking or by visiting a branch of your bank. When selecting this option, you will be given an IBAN address, a BIC number and a Reference Number. It is of crucial importance to report the reference number in the ‘reference’ field of your banking transfer form - this would grant that your transaction is correctly linked to your rent in our system.
-iDeal: this is the most popular payment method in The Netherlands, but it requires you to have a Dutch bank account first, thus perhaps not applicable for the payment of your first month’s rent. Our advice is to use this option once you activate a Dutch bank account. More over opening a Dutch bank account is explained in the next section of this FAQ.
-Visa/MasterCard/Maestro: suitable in case you have a debit/credit card working with one of those three platforms. You can easily spot this by looking for the logo on the actual card.
-SOFORT: This is an online payment platform that supports multiple banks, for example, Revolut, Bunq, UniCredit, Deutsche Bank and others.
The rent for a certain month must be paid before the start of such month. For example, paying the rent for August must be done before the 1st of August.
Everybody can easily pay your rent. Log in to your APV portal, open the payment page, and select the month to be paid. You can now copy the link from your browser and send it to a relative or friend. They can open the link and carry on with the payment process.
Yes, you can always access your financial overview through the APV portal, and decide to pay more installments in advance.
Inform us of your delay, and your plans in regards to the payment. We try to be understanding and flexible towards our tenants.
We will think along with you, and try to come up with a solution.
We aim to provide you with an all-inclusive, worry-free package. Thus many components are already arranged by us and included in your rent. Those are the following: utilities and energy, internet, basic furniture, laundry facilities, and cleaning before your arrival.

In addition, we try to provide our customers with good extra services. Those have not been calculated in your rent and not taken into account in the rental agreement, but are extras that we offer to make your journey with us even better.
The rent does not include city taxes for water and sewage.
The rental amount to be paid will always remain the same as the one agreed on via our rental contract. 
In case you are receiving financial aid of any form, those will be transferred to your private account and therefore will have no consequence on the rental amount.
The deposit is mainly used as security for possible damages and breaches of the rental agreement.
The deposit has also a secondary purpose - it serves as a reservation confirmation while you are in the process of renting accommodation with us. To finalize a booking, we require the payment of the safety deposit as a form of commitment.

At the end of the rental agreement, you will receive the deposit back if the room is in the same condition as when you moved in and if you followed the instructions in regard to the check-out procedure.
The deposit is always twice your monthly rent. It depends on the location and size of the room. For example, if your rent is €350, your deposit will be €700.
